Five minutes south of Cannon Beach, Highway 101 bends past Hug Point and the road quiets down. There is no downtown, no stoplight, and no line for clam chowder. There is a wide, uncrowded beach, a tunnel through the headland, homes tucked into the spruce on the hillside, and Oswald West State Park beginning almost at the edge of town. This is Arch Cape, and for a certain kind of buyer it is the best-kept secret on the North Oregon Coast.
Rise Above Realty serves Arch Cape from our base in Gearhart, and we currently have a listing here. This is our local guide to the community and what buyers and sellers should understand before they make a move.
Where Arch Cape Is
Arch Cape is an unincorporated community in Clatsop County, stretched along about two miles of Highway 101 between Hug Point State Recreation Site on the north and the Arch Cape Tunnel on the south. Cannon Beach is roughly five minutes north for restaurants, galleries, groceries, and the post office; Manzanita is about fifteen minutes south through the tunnel and over Neahkahnie Mountain; Seaside and its hospital are about twenty minutes away. Portland is around an hour and forty-five minutes.
The community is small, with a few hundred year-round residents and many more second-home owners. It has its own water and sanitary district and is served by the Seaside School District.
What Makes Arch Cape Special
The beach. Arch Cape's beach is broad, sandy, and rarely busy, with sea stacks and tide pools at the south end below the cape itself. At low tide you can walk north around the point to Hug Point, past the old wagon road carved into the rock and the seasonal waterfall, and on to Arcadia Beach and Cannon Beach.
Oswald West State Park. Just south of the tunnel is one of the finest state parks in Oregon: Short Sand Beach, a sheltered surfing cove reached by a forest trail, Cape Falcon, and the climb up Neahkahnie Mountain with its view down the coast. For Arch Cape residents this is a neighborhood park.
Quiet by design. Arch Cape has never had a commercial district and does not want one. People come here to be near Cannon Beach without being in it, and the community has worked to keep it that way.
Living in Arch Cape
Homes here range from classic mid-century beach cabins to substantial custom homes, many of them oceanfront or with ocean views from the hillside. A number of properties have been in the same family for generations. The mix of full-time residents, retirees, and second-home owners gives Arch Cape a settled, neighborly feel, and the Arch Cape community pulls together on things like the water district and emergency preparedness.
The weather is classic North Coast: mild, wet winters with dramatic storms, and cool, often foggy summers that clear into perfect afternoons. Everyday services are in Cannon Beach and Seaside, so a little planning goes with the territory.
What to Know About Arch Cape Real Estate
- Inventory is very limited. Arch Cape is small and most owners stay a long time, so only a handful of homes come on the market in a typical year. Serious buyers should have their financing ready and be prepared to move when the right property appears.
- Oceanfront comes with homework. Bluff stability, erosion, riprap and shoreline protection rules, tsunami zones, and coastal setbacks all come into play on the west side of the highway. These are normal parts of buying here, but they require experienced guidance and the right inspections.
- Arch Cape has its own zoning. Because it is unincorporated, land use is governed by Clatsop County, and the county applies a specific Arch Cape Rural Community Residential zone with its own standards. The county's Zoning and Land Use Regulations page and its Find Your Zoning Information tool are the current sources for what applies to a specific parcel.
- Short-term rentals have their own chapter of county code. Arch Cape's vacation rental rules are separate from the rest of unincorporated Clatsop County, with a permit cap that is currently full and a limit of one rental per seven-day period. If rental income is part of your plan, do not assume a home can be rented; check the Clatsop County Short-Term Rental page for the current rules and whether a permit can transfer with the property. These rules change from time to time, and the county's page is always the current version.
- Sellers reach a wide audience. Buyers for Arch Cape come from Portland, Seattle, California, and beyond, and many are looking specifically for the privacy Arch Cape offers. Marketing that tells that story, with strong photography of the beach and the views, is what earns full value here.
