Haystack Rock rises above surf at Cannon Beach, with a seabird flying over wet sand.

Living in Cannon Beach, Oregon: A Local's Guide to the Town, the Beach, and the Real Estate

Ask almost anyone in Oregon to picture the coast and they will describe Cannon Beach: Haystack Rock rising out of the surf, a wide, walkable beach, and a small town of shingled cottages, galleries, and bakeries tucked between the ocean and the forested hills of Ecola State Park. It is one of the most recognizable places on the entire West Coast, and it is one of the communities Rise Above Realty is proud to serve from our home base on the North Oregon Coast.

If you are thinking about buying, selling, or simply learning more about life in Cannon Beach, here is our local guide.

Where Cannon Beach Is and How You Get Here

Cannon Beach sits on Highway 101 about 80 miles west of Portland, roughly a 90-minute drive on Highway 26 through the Coast Range. Seaside is 8 miles north, Gearhart and Warrenton a little farther, and Astoria about 25 miles up the road. That puts the whole North Coast, from Astoria's working waterfront to the quiet stretch of coast south toward Manzanita, within an easy day.

The town itself is small. Year-round residents number around 1,500, and the whole place is only a few miles long, from the north end near Ecola State Park down through midtown and Tolovana Park to the south. Most of it is walkable, and the beach runs the full length.

What Makes Cannon Beach Special

Haystack Rock. The 235-foot sea stack is the landmark everyone comes for. At low tide you can walk right up to the base and explore tide pools full of sea stars, anemones, and crabs. From spring into summer, tufted puffins nest on the rock, and volunteers from the Haystack Rock Awareness Program are on the beach to point them out.

Ecola State Park. Just north of town, Ecola wraps around Tillamook Head with viewpoints over the ocean, Crescent Beach, and Indian Beach, where surfers gather year-round. The trails through old-growth spruce are some of the best hiking on the coast.

Hug Point and Arcadia Beach. A few miles south, these state recreation sites offer quieter sand, a seasonal waterfall, and the old wagon road carved into the headland when the beach was the only highway.

A real arts town. Cannon Beach has more galleries per block than almost anywhere in Oregon. The Cannon Beach Sandcastle Contest each June draws thousands, and the Stormy Weather Arts Festival in November celebrates the season when the ocean puts on its best show. The Coaster Theatre Playhouse has been staging live productions since the 1970s.

Food and small-town life. Locals and visitors alike line up for bakeries, seafood, and clam chowder. Downtown is dotted with independent shops rather than chains, and the Cannon Beach Farmers Market runs on summer Tuesdays.

Living in Cannon Beach

Cannon Beach is a mix of full-time residents, second-home owners, and retirees who finally made the move they had been dreaming about for years. Neighborhoods range from the historic cottages near downtown and the Presidential Streets, to ocean-view homes on the hillside, to the more relaxed, family-friendly feel of Tolovana Park on the south end.

The weather is classic Oregon coast: mild summers in the 60s and 70s, wet and dramatic winters, and rarely a freeze. Storm-watching season is a genuine draw, not just a marketing phrase.

Cannon Beach is within the Seaside School District, and the newer Seaside campus serves students from the surrounding communities. Everyday errands, medical care, and larger grocery stores are in Seaside, Warrenton, and Astoria, all a short drive away.

What to Know About Cannon Beach Real Estate

A few things set the Cannon Beach market apart, and they are worth understanding before you buy or list:

  • Inventory is limited. The town is small, much of the surrounding land is parkland or forest, and homes here tend to stay in families for a long time. When a good property comes on the market, well-prepared buyers move quickly.
  • Location within town matters a great deal. Oceanfront, ocean view, walk-to-beach, and hillside properties are valued very differently, and the same square footage can vary widely in price depending on where it sits.
  • Short-term rental rules are specific. Cannon Beach regulates vacation rentals through a permit system with limits on the number of permits and how often a home can be rented. These rules change from time to time, so always check the City of Cannon Beach short-term rental page for the current ordinance, permit types, and the list of currently permitted properties. If income from a vacation rental is part of your plan, it is essential to understand what is and is not allowed for a particular property before you make an offer.
  • Coastal construction has its own considerations. Salt air, wind, moisture, and in some areas geologic hazard and tsunami zones all affect inspections, insurance, and long-term maintenance. Experienced local guidance makes a real difference.
  • Sellers benefit from reach. Buyers for Cannon Beach come from Portland, Seattle, California, and beyond. Marketing that puts a home in front of those buyers, with strong photography and clear information, is what earns top dollar here.
