Step 1: The First Conversation
It starts with a visit. One of our brokers walks the property with you, listens to why you are selling and what your timing looks like, and looks at the home the way a buyer and an inspector will. There is no obligation and no pressure. We want to understand your situation before we say a word about price.
Step 2: Pricing and Strategy
Within a few days we come back with a written market analysis built from real comparable sales in your town and for your type of property, a recommended list price, and a plan. That plan covers what preparation is worth doing, when to list, how the home will be marketed, and what to expect from the market for your kind of home. We tell you what we think, and the decision is yours.
Step 3: Preparation
This is where a little work pays off. We help you prioritize repairs and cleanup, connect you with local contractors, cleaners, and haulers we trust, and coordinate the pre-listing inspections that make sense for your property, such as a septic inspection and well test on rural land or a roof inspection on an older beach home. We gather the paperwork buyers will ask for, including permits, surveys, HOA documents, and, for vacation rentals, the current permit and rental history. And we complete the Oregon seller's property disclosure together, carefully, because full disclosure protects you.
Step 4: Photography and Marketing
Once the home is ready, we bring in professional photography, drone footage where the setting calls for it, a floor plan, and video. Your listing goes live on the Regional Multiple Listing Service (RMLS) and from there to Zillow, Realtor.com, Redfin, and every major site, plus our own website, social media, and our network of buyers and brokers who are looking for exactly your kind of property. Step 5: Showings and Offers
We handle showing requests, coordinate around your schedule, and follow up with every broker and buyer who sees the home so you know what the market is saying. When offers come in, we walk you through each one, and not just the price: the financing, the contingencies, the closing timeline, the buyer's flexibility, and the likelihood the deal actually closes. A slightly lower offer from a well-qualified buyer is often the better choice, and we will tell you when we think so. Then we negotiate on your behalf.
Step 6: Under Contract
Once you accept an offer, the clock starts. The buyer typically has a set number of days for inspections, and this is where most of the work of the sale happens. Inspectors will look at the roof, the crawl space, the electrical and plumbing, the heating system, and on rural property the well and septic. The buyer may ask for repairs or a credit. We help you respond in a way that keeps the deal together without giving away more than you should. Meanwhile the buyer's lender orders an appraisal, the title company researches the title, and any flood or tsunami-zone requirements get handled.
Step 7: Closing
In Oregon, closing is handled by an escrow company, not attorneys, and you will typically sign your documents a few days before the closing date. The buyer's funds arrive, the deed records with Clatsop County, and the sale is done. From accepted offer to closing usually runs 30 to 45 days for a financed sale and can be faster for cash. You receive your proceeds by wire the day of recording or the next business day.
What Can Go Wrong, and How We Prevent It
The things that derail coast sales are almost always avoidable: an inspection surprise that should have been found earlier, a septic or well problem, a vacation rental permit that does not transfer, an appraisal that comes in low because the comparables were wrong, a boundary or easement question, or a buyer whose financing was never solid.
